      Choosing a pub and an agreement

      We offer two types of pub rental agreement


The Punch Buying Club Lease

This is our most popular form of agreement providing the widest range of choices to suit your business plan. It is a long term 10 year lease offering you the right to extend on renewal and allowing you to transfer or sell the business after two years.

It is the most transparent tied agreement available in the market offering the following key features:

- a choice of rent linked to the price you agree to pay for tied supplies of Beer and Cider.

- additional discounts for exceeding target tied volumes

- Free of tie on Minerals, Wine and Spirits.

- Free of tie Guest Ales

- Free of tie option on machines

- No rent reviews unless you call for one.

The Punch Buying Club Lease is popular with our entrepreneurial Partners because it offers greater rewards if their business performs well but also carries more risk. Fixed rents are higher in these agreements because you benefit from higher discounts on tied beer and cider. You also accept more responsibility for property repairs compared to a Tenancy.

The Punch Buying Club Tenancy

Partners wanting to minimise their exposure to fixed rent typically choose our Tenancy agreement.

This is a short term 5 year agreement with either party able to give 6 months notice and you are not able to transfer or sell your business.The rent you pay is typically lower than a lease because you agree to pay higher prices for your tied beer and cider.

You also have fewer free of tie options

A Tenancy is generally viewed as more attractive to our risk conscious Partners who calculate that they prefer to pay higher prices for tied products to keep rent low and minimise property repair liabilities.

If you are new to the pub sector then you should note that by entering into a tied pub agreement you will normally be required to buy your tied beer and cider from the pub owner at higher prices than you could obtain as a free of tie operator. This is the key advantage of the tied pub model allowing you to pay lower fixed rent in exchange for a premium on the price you pay for tied products. In effect this allows you to share trading risk with the pub owner.

Punch allows you to choose what price you pay for your tied products right up to the equivalent of free of tie pricing. The rent you pay will vary linked to the price discount you choose.

PUNCH SUPPORT

Whether you choose a Lease or a Tenancy all of our Partners receive support from Punch to help them make a success of their pub business.

  Partnership Development Managers PDM :

All of our pubs are supported by their own PDM who typically looks after circa 45 Punch Pubs in an area. You will meet your PDM when applying for your pub and he will work very closely with you especially in the crucial first 6 months of your business to make sure you get off the a flying start.

We pride ourselves on providing the best qualified team in the market requiring every PDM to attain BII Level 4 in Multi site retail management alongside extensive experience in consumer facing business.

Your PDM can also provide access to our specialist teams in Property, Food Catering and Cellar Management to support your pub development needs.

 Punch Buying Club :

All of our pubs are offered membership of our industry leading on-line Punch Buying Club. The Club provides a one stop shop for all your wet pub needs with 24 hour ordering and next day delivery.

Punch is not a brewer and therefore offers a full choice of all the drink brands you are ever likely to need including an enormous choice of Ales both national and local.

The Punch Buying Club is more than an on line ordering site it is also the place where we provide access to marketing support for your pub and a wide range of training to develop skills for you and your teams.

As well as on line support we provide full contact centre telephone support and help desk facilities.

We value your feedback and you can let us know how you feel about our service good or bad via the Clubs open Blog or via the usual channels. We promise to give you a response however we receive your message.

Punch Investment :

Punch owns the highest quality leased and tenanted pub estate in the UK and we aim to keep it that way by continuously investing in our core pubs at the same time as disposing of those pubs that we believe can no longer compete effectively in a changing market place.

That means that when one of our core pubs becomes available to let we typically see that as an opportunity to invest in that pub to compete more effectively with the new Partner. Nowadays that normally involves an investment to develop a food offer in the pub alongside the established drinks trade as well as creating a more attractive environment for customers to enjoy away from their homes.

How ambitious the investment scheme depends on our shared vision of the potential for the pub and this will feature heavily in your business planning as you consider taking on the pub.

We will normally not finalise our designs for the pub without your input so you have the opportunity to really influence the final scheme.

We also like to invest in our pubs with existing Partners so you can always ask us later to consider an investment scheme once you have settled into the pub and assessed its potential for development.

Finally with our permission, you can also choose to invest in your pub yourself but of course that is at your risk and we can’t compensate you if things don’t work out


Punch Code of Practice :

We want our relationship with you to be absolutely open and clear. Running your own pub business can be highly pressured   and so we want you to be really sure where to go to understand how our business relationship works and the promises we have made to you when entering into partnership.

That is why we created the Punch Code of Practice. It encapsulates the minimum standards laid down by the industry but goes much further to specify what you should expect from Punch in every aspect of your agreement with us.
