Countdown to completion
- Our confirmation of agreement signed by a Punch BRM and applicant.
- Applicant calls and appoints a solicitor in the presence of the BRM.
- Applicant instructs solicitor to commence and quote for a search carried out via the local authority.
- Applicant gives BRM a cheque for this amount to accompany the confirmation of agreement. BRM sends this off to the applicants solicitor and confirmation of agreement to Punch's solicitor.
- Search to be completed within 14 days.
- It is recommended that the applicant should instruct a surveyor to carry out a full survey. Any issues arising from the survey to be reported to the Punch Estates Manager within 14 days.
- Applicant's solicitor to receive all the documentation regarding the outlet and agreement from Punch's solicitors.This will happen within 72 hours of their receipt of the confirmation of agreement from the Punch BRM.
- Applicant's solicitor to contact Punch's solicitor to confirm receipt of this information and confirmation of agreement.
- If a survey and search have been carried out, any issues arising from them to be in the possession of Punch's solicitor and Estates Manager.
- The agreement must be signed by the applicant and left with their solicitor.
- Applicant must put their solicitor in funds.
- The day of agreement completion.
- Applicant's solicitor telegraphically transfers the cleared funds to Punch's solicitor.
- On receipt of cleared funds and the signed agreement documents, the agreement completion is confirmed verbally by phone between solicitors and the Punch Estates Manager.
- If the agreement is not completed, the full rent is charged from day 29.
